Design & Build Process

To help bring your project to life, as a general outline you could go through the following process:

1:  INITIAL MEETING / CLIENT BRIEF

To begin (project dependant) we will meet either in our office, in your home, or on site, for an initial consultation to discuss your project.  Your project outcomes, desires & concerns, budget, site feasibility and so forth will be discussed - and the result will be your client brief.

2:  CONCEPT DESIGN

From the client brief usually a conceptual pencil sketch will be generated which allows you to quickly see that your needs are met & we are heading in the right direction before proceeding to more in depth design.  (Preliminary Building Consent & Resource Consent issues will have a bearing on what is produced here).

3:  SCHEME DESIGN / DEVELOPED DESIGN

Once the pencil sketch is approved, the next step is to generate a 3D model of your project using the latest in CAD software.  Further consultation here may result in design changes which are all part of progression - but the result will be a set of scheme plans that will enable you to visualize your project and get preliminary pricings from builders and the like to give you confidence we can meet your requirements & budgetary restraints.

During this stage we will also endeavour to ensure your project will meet Local Authority planning & building requirements – sometimes certain projects may not be able to achieve this, and should this occur we can arrange Resource Consent.

4:  WORKING DRAWINGS

With the approval of a final design, we can proceed to construction documentation.  Here all the technical drawings, structural detailing and paperwork required to construct your project - and to apply for a building consent - will be generated. 

Project dependant, you may need the services of other consultants to achieve this - and we use a variety of associated sub-trades and professional consultants.  Should your project require a Planning Consultant, Land Surveyor, Geotechnical Engineer, Structural Engineer, Fire Design etc. we can liaise with & co-ordinate all the input required from these consultants on your behalf. We have aligned ourselves with experienced and qualified industry related professionals, consultants & trades, thus ensuring we have the resources available to undertake a diverse range of projects.

5:  BUILDING CONSENT

We compile all the necessary drawings, documents & forms to lodge for a building consent and we are happy to lodge applications on your behalf.  We liaise with the Local Authority and handle any queries Council may have and provide all necessary information to allow approval to occur.

6:  BUILDING

Once your building consent is approved you may start construction of your project. At this stage, CTM Architectural’s services are still accessible to you whether you have issues on site, need help liaising between sub-trades, or require amendments to be made to your plans that may require Council approval.
